Buying a Home Near Fort Stewart, Georgia: A Local Guide to Hinesville, Ludowici, Allenhurst, Midway & Surrounding Communities

Moving to Fort Stewart, Georgia? Before you start looking at homes, let’s talk about where you actually want to live.

One of the biggest questions I hear from military families relocating to Fort Stewart is, “Where should we buy a home?”

And my answer is usually another question.

What’s most important to you?

Is it having the shortest possible commute? More land? New construction? Schools? Affordability? Or are you looking at this purchase as an investment that could eventually become a rental property when the Army sends you somewhere else?

Because here’s what I’ve learned after years of military life and working in real estate: The right home isn’t necessarily the newest, biggest, or most expensive. It’s the one that supports your lifestyle, your timeline, and your financial goals.

I’m Cathleen Barela, a local real estate professional, investor, and military spouse to a retired Army helicopter pilot. I understand PCS moves, deployments, unpredictable schedules, and the decisions military families make when establishing a home somewhere new.

My team and I serve Fort Stewart, Hinesville, Ludowici, Allenhurst, Midway, Richmond Hill, and the surrounding coastal Georgia communities.

Let’s explore the differences so you can make an informed decision.

Understanding the Fort Stewart Area

Fort Stewart is home to the 3rd Infantry Division and is one of the largest military installations in the eastern United States.

Located primarily in Liberty and Bryan counties, the installation plays a significant role in the local economy and housing market.

But something that surprises many people relocating here is just how different the surrounding communities can be.

You can live minutes from the installation in an established Hinesville neighborhood, purchase new construction in Ludowici, find a home on a larger lot near Allenhurst, or enjoy a more coastal lifestyle in Midway.

You can also consider Richmond Hill if you’re comfortable with a longer commute.

Each community offers a different combination of housing, location, amenities, and long-term ownership considerations.

Hinesville, GA: Convenience and Proximity to Fort Stewart

If keeping your commute short is your number one priority, Hinesville is an excellent place to begin your search.

Hinesville is the county seat of Liberty County and sits immediately outside Fort Stewart.

It’s a community heavily influenced by military life, with restaurants, shopping, healthcare services, parks, and businesses that serve local residents and military families.

Typical commute: Approximately 5–15 minutes to a nearby Fort Stewart gate from many Hinesville neighborhoods, depending on the address and gate.

What Types of Homes Are Available in Hinesville?

Hinesville offers a broad selection of housing, including established brick homes, traditional subdivisions, townhomes, newer construction, and investment properties.

You’ll find a range of price points and floor plans, making it worth exploring for first-time buyers, military families, and investors.

One advantage of Hinesville is the opportunity to compare existing homes with newer properties without necessarily adding a lengthy commute.

Is Hinesville a Good Place to Buy an Investment Property?

Fort Stewart creates ongoing housing demand as service members and their families move in and out of the area.

For military buyers, purchasing a home and potentially converting it into a rental property after a future PCS can be worth evaluating.

However, rental income, vacancy, maintenance, insurance, taxes, and property management expenses all matter.

I encourage buyers to understand the numbers before assuming a home will make a profitable rental.

Ludowici, GA: More Space and Growing New Construction Opportunities

If you’ve been searching for newer homes, larger lots, or a quieter setting, Ludowici deserves a look.

Ludowici is located in Long County, west of Hinesville along Highway 84.

Over the years, this area has attracted buyers who want access to Fort Stewart while enjoying a more rural residential environment.

Typical commute: Approximately 20–35 minutes to a Fort Stewart gate, depending on the neighborhood, traffic, and destination on post.

Why Consider Ludowici?

Ludowici offers a mix of established homes, new construction subdivisions, manufactured homes, and properties with acreage.

For some buyers, the appeal is having additional outdoor space or purchasing a newer home at a price that fits their budget.

Long County also has its own school district and property tax structure, which makes it important to compare the full cost of homeownership rather than simply looking at the listing price.

Allenhurst, GA: A Quieter Setting Near Fort Stewart

Allenhurst is another community worth exploring, particularly if you’re interested in a less densely developed residential setting.

Located in Liberty County, Allenhurst offers access to Highway 84 and nearby Hinesville.

Typical commute: Approximately 10–25 minutes to Fort Stewart, depending on the property and gate.

The housing options include established homes, newer properties, and some opportunities for additional land.

Inventory may be more limited than in Hinesville, but buyers looking for a different pace of life should consider including Allenhurst in their search.

Midway, GA: Coastal Georgia Living With Access to Fort Stewart

Midway offers a different experience from Hinesville and Ludowici.

Located east of Hinesville near Interstate 95, Midway provides access to Fort Stewart while also connecting residents to Savannah, Richmond Hill, and coastal Georgia destinations.

Typical commute: Approximately 20–35 minutes to Fort Stewart, depending on the home, route, and gate.

What makes Midway interesting is the variety of properties available.

You may find established homes, new construction, larger lots, and properties with a more coastal or rural character.

For buyers who enjoy boating, fishing, outdoor recreation, or being closer to coastal waterways, Midway is worth exploring.

Some buyers also appreciate the flexibility of living along the I-95 corridor, particularly when household members commute in different directions.

What About Walthourville, Flemington, and Richmond Hill?

I wouldn’t limit your search to only four communities.

Walthourville sits west of Hinesville and offers established neighborhoods and newer housing opportunities with relatively convenient access to Fort Stewart.

Flemington is located near Hinesville and offers additional residential options while remaining close to shopping and daily conveniences.

Richmond Hill is another possibility, especially for buyers who want to explore Bryan County schools, larger master-planned communities, coastal amenities, and a wider variety of new construction.

Richmond Hill generally involves a longer drive to Fort Stewart, often around 30–50 minutes or more depending on the neighborhood, traffic, and installation gate.

The best choice depends on how you want to spend your time, both at home and getting to work.

Fort Stewart Commute Times: Something Every Buyer Should Consider

Here’s a piece of advice I give military buyers.

Don’t just ask how far a house is from Fort Stewart. Ask how far it is from the gate you’ll actually use.

Fort Stewart is a large installation with multiple access points.

Your commute can vary significantly depending on your unit, work location, gate operating hours, traffic, and morning formation schedule.

A home that looks convenient on a map may not provide the shortest route to your particular worksite.

I recommend identifying your unit’s location, confirming the most practical gate, and checking the route during your normal commuting hours.

Those extra minutes matter when you’re making that drive five days a week.

Schools Near Fort Stewart: Liberty County vs. Long County

For households with school-age children, understanding school districts is an important part of the home search.

The communities surrounding Fort Stewart are served by different public school systems.

Liberty County School System

Hinesville, Allenhurst, Midway, Walthourville, and Flemington are generally served by the Liberty County School System.

The district includes elementary schools, three middle schools, and two traditional high schools: Bradwell Institute and Liberty County High School.

Liberty County also offers the Liberty College & Career Academy, which provides additional career and technical education opportunities.

Because the district serves a large military-connected population, it has support programs designed to help students transition between schools and communities.

The district reported a 92.4% graduation rate for 2026.

Long County School System

Ludowici is served by the Long County School System.

Schools include Long County Primary School, Smiley Elementary School, McClelland Elementary School, Long County Middle School, and Long County High School.

The district also provides early childhood education through Walker Pre-K Center.

Schools on Fort Stewart

For eligible families residing in on-post housing, Fort Stewart has Department of Defense Education Activity elementary schools.

Older students generally attend schools in the surrounding community.

How Do You Compare Schools?

I encourage buyers to research the individual schools, not simply rely on opinions about an entire district.

Look at academic programs, extracurricular activities, school performance reports, transportation, special education resources, and the programs that matter most to your household.

School boundaries can change, so verify the assigned schools for a specific property directly with the district before purchasing.

Fort Stewart also has School Liaison services to help military families navigate school transitions, enrollment, and educational resources.

Property Taxes Near Fort Stewart: What Buyers Need to Know

This is one of the most important financial conversations to have before purchasing a home.

Property taxes can vary depending on whether you’re purchasing in Hinesville, another Liberty County municipality, an unincorporated area, or Long County.

Georgia generally assesses residential property for taxation at 40% of its fair market value.

The applicable millage rate, exemptions, and taxing jurisdictions determine the final tax bill.

Liberty County Property Taxes

Hinesville, Midway, Allenhurst, Walthourville, and other Liberty County locations do not necessarily have identical tax bills.

Municipal taxes and applicable county rates can differ.

In Liberty County’s published 2023 millage summary, the total rate for Hinesville was 49.753 mills, compared with 42.233 mills for several other Liberty County jurisdictions.

Those are historical figures, not current tax quotes, but they illustrate why location matters.

Long County Property Taxes

Ludowici and surrounding Long County properties are subject to Long County’s tax structure.

Rates can change from year to year, and buyers should review the current adopted millage rates and applicable exemptions.

Homestead Exemptions and Military Buyers

If you’re purchasing a primary residence, you may qualify for homestead exemptions that reduce your property tax liability.

Certain qualifying disabled veterans may also be eligible for additional property tax benefits.

These programs have specific eligibility and filing requirements.

My advice: Never assume the previous owner’s property taxes will be your property taxes.

We help buyers evaluate current tax information, potential reassessment, exemptions, and estimated ownership expenses before making a purchase.

Growth Around Fort Stewart: What Does the Future Look Like?

The greater Fort Stewart area continues to evolve.

While the military installation remains a major economic driver, Liberty County and the surrounding region are also influenced by industrial investment, manufacturing, logistics, and residential development.

The expansion of automotive manufacturing and related suppliers across coastal Georgia is one example of how the regional economy is diversifying.

In Liberty County, economic development efforts are focused on attracting employment opportunities and expanding the commercial tax base.

Residential growth creates demand for housing, retail, services, and infrastructure.

But growth also brings challenges, including road capacity, school enrollment, development costs, and the need for responsible planning.

As a real estate professional and investor, I pay attention to these trends because they can influence housing demand and long-term property ownership.

However, I never want buyers to confuse projected growth with guaranteed property appreciation.

Real estate remains a local investment, and individual property characteristics matter.

Should You Buy an Existing Home or New Construction Near Fort Stewart?

There are advantages to both.

An existing home may offer a more established neighborhood, mature landscaping, a larger lot, or a price that fits your financial goals.

New construction may provide modern layouts, energy-efficient features, builder warranties, and opportunities for financial incentives.

Depending on the builder and available inventory, those incentives may include closing cost contributions, mortgage rate buydowns, or upgrades.

For military buyers, these opportunities can make a meaningful difference in upfront expenses and monthly payments.

Our team works with buyers using VA, FHA, and conventional financing, subject to lender and property requirements.

We can help you compare the options rather than assuming one is automatically better.

Buying With a VA Loan Near Fort Stewart

VA financing is one of the most valuable benefits available to eligible military buyers.

Qualifying borrowers may be able to purchase a home with no down payment, and VA loans generally do not require monthly mortgage insurance.

However, buyers should still understand closing costs, the VA funding fee when applicable, property requirements, and the total monthly payment.

And if you’re considering keeping the property as a rental after your next PCS, it’s important to understand the VA loan’s occupancy requirements and evaluate the financial implications of that plan.

We can help connect you with lenders who understand VA financing and the unique timelines involved in military relocation.

Why Work With Our Team?

I understand that relocating isn’t always easy.

Sometimes you have months to prepare. Sometimes you have weeks. Sometimes one spouse is already at the new duty station while the other is managing everything back home.

I’ve lived the military lifestyle, and I understand that buying a home during a PCS is about more than finding four bedrooms and a two-car garage.

It’s about making decisions with confidence, protecting your financial interests, and creating a place that supports your life.

Our team helps buyers evaluate communities, understand financing options, compare new construction and resale homes, coordinate virtual tours, and navigate the transaction from start to finish.

Whether you’re buying your first home, your fifth home, or your next investment property, we want you to feel informed and supported.
